We have updated our key development projects list, since out last posting in December 2022.

These projects create the most impact towards fulfilling the Citywide goals for housing, employment, and catalytic placemaking. While this is not a complete list of all projects on file within San Jose, it includes large, complicated, and/or significant projects for San Jose.

This list reflects 3,808 residential units and 2.18 million square feet of office space currently under entitlement review, as well as 2,590 residential units and 3.1 million square feet of office under construction.

In terms of major recent project approvals (planning entitlements), 769 residential units, 3.25 million square feet of office, and 560,000 square feet of retail were approved since our last update appeared on this Blog at the end of last year. Most of these residential units are captured in the Housing Authority’s large 559-unit affordable housing project that also includes 6,000 square feet of commercial retail services. This project is the largest yet approved in San Jose under California State Senate Bill 35.

The largest office developments approved in the first quarter include Caracol LLC/Bayview Development’s 1.9 million square foot proposal at 550 E. Brokaw Road in North San Jose, followed in size by Imwalle’s Stockton Office Tower at 250 Stockton Street (1.3 million square feet), yet another noteworthy office development approved in the Downtown West district.

Several large projects have obtained occupancy since our last report and therefore no longer appear on the list since they are now complete. This includes Adobe’s new downtown tower, which includes 1.3 million square feet of office space. Also included are several high-profile affordable housing projects including Eden Housing’s Gallup project (46 units) in the Cambrian district, First Community Housing’s Iamesi Village (135 units) in Downtown and Charities Housing’s 82-unit Page Street development in Midtown.
