Small business owners in San Jose can get help with landlord/tenant issues through a new initiative supported by the Office of Economic Development & Cultural Affairs.LBF-02[2]

The program consists of two elements:A toll-free hotline where callers can get one-on-one assistance with an expert, and an interactive online workshop series that explores basic concepts in commercial real estate. It’s all offered in three languages: English, Spanish and Vietnamese. The City’s partner is Start Small Think Big Inc., a nonprofit that provides small business assistance including financial planning, legal assistance, marketing and more.

Commercial real estate has emerged as a key issue for small business owners coming out of the pandemic. Business owners may owe back rent, or may be experiencing unpredictable cash flow thanks to volatile consumer demand, combined with tight vacancy and rising costs. Yet many small businesses don’t have any formal training in negotiating or understanding their rights and

responsibilities under a lease.

 Hotline

The new hotline, at 888-664-0882, is staffed by East San Jose-based Latino Business Foundation and offers non-legal assistance for small business owners who may be facing eviction, having trouble paying rent, or experiencing other problems with a landlord. For instance, a business owner may get help understanding repayment rules under Santa Clara County’s eviction moratorium. The experts can also provide referrals to resources such as low-cost loans, grants, or no-cost service providers if additional help is needed.

 Webinars

The workshop series consists of three webinars, each of which will focus on a different aspect of commercial real estate. Hosted by experts in the field, the webinars will include subject matter such as how to read a lease, why it’s in your interest to have one, and how to negotiate with your landlord.

The first webinar, “Learn How to Protect Your Business from Eviction,” is 7-8 pm Wednesday, March 30. You can sign up at bit.ly/sstb-legal. You must register for the free webinar in order to receive a personalized link to the online event.
