More than 100 significant development projects continue through the City of San Jose’s review and approval process. These projects represent a big step towards fulfilling City housing goals, employment development and retention, and enhancing a vibrant urban scene.
Although OEDCA’s Key Development Projects_External Partners 8.6.21 doesn’t include every project on file with the City, ii encompasses several thousand housing units and several million square feet of office space proposed for the city. The Planning Department is currently reviewing proposals for 691,510 square feet of commercial space (including the El Paseo & Saratoga Ave Mixed Use Village), 7.4 million square feet of office space (with five Westbank office projects and Boston Property's Woz Way office development), and 544 hotel rooms. Under review are also 7,555 housing units, 1,178 which were submitted for review in the last quarter.
In addition to the Google and Flea Market entitlements, 859 housing units, 16,000 square feet of commercial space, and 250 hotel rooms were approved by Planning since May 2021. Additionally, the KT Urban project at Woz Way was approved, adding 1.01 million square feet of entitled office space in Downtown.
Construction is anticipated for several more projects city-wide as 2,569 housing units, (including the 27 West project at 27 S 1st St) 84,771 square feet of commercial space, and 4.44 million square feet of office space (Santana West Phase II, Urban Catalyst's Fountain Alley Building, and Acuity Realty's Carlysle Building) are under pre-construction review with Building and/or Public Works. In addition, construction continues on 4,344 housing units, 650,00 square feet of commercial space (including Sharks Ice and Samaritan Court Medical offices), and 7.7 million square feet of office space. (Including Santana West, Adobe, and Coleman Highline.)
A key milestone is happening in August, with 188 W. St. James receiving its first temporary occupancy permit. MIRO’s east tower is expected to receive its temporary occupancy permit by the end of August, and the permit for the west tower shortly thereafter.
