Updated report on major development projects in San Jose

Pandemic pause seems to be easing

The Key Development Projects list, (projects which have an outsized impact towards fulfilling our city goals and objectives for housing development, employment development andsunset construction small retention, and catalytic placemaking) has been updated. This list accompanies our development projects map

The report is not inclusive of all projects under review, approved, or under construction, but it does reflect 23,598 residential units, 2.1 million sf of commercial retail space, 33.8 million sf of commercial office space, and 2,900 hotel rooms. Of this, construction is underway on 3,207 residential units, 740,000 sf of commercial retail space, 7.6 million sf of commercial office, and 465 hotel rooms. 

After many projects slowed or halted progress on City permits in the late spring/early summer of 2020, we are seeing many of these projects move forward with Planning, Building, and Public Works Permits. A number of housing projects that paused on Building permits resumed this work late summer/fall and several of these were wrapping up Building and Public Works permitting work in late 2020. While hotel projects were anticipated to take much longer to pick up again,  some hotel projects resumed work with the City once more (although no notable hotel groundbreakings to report just yet).  We're happy to see that after halting construction shortly after the first Shelter-in-Place Order, Top Golf has resumed construction and is anticipating to complete construction this spring. 

Interest in industrial development (warehouse/distribution as well as R&D expansions) has remained strong and many of the inquiries from the summer have evolved into Planning applications for industrial development.

Fueling much of the continued interest in Downtown is the submittal of Planning permits of the Westbank Projects: Fountain Alley, Bo Town, and 255 West Julian ("the Davidson Building") were submitted in late fall and joined the Park Habitat project which kicked off Planning review in early fall of 2020. These new development projects accompany Westbank's restoration and rehabilitation proposal of the Bank of Italy building which is agendized for the February Historic Landmarks Commission meeting. The current Westbank portfolio on file proposes the construction of 714 residential units, 320,000 square feet retail commercial, and 2.1 million square feet of office space in Downtown San Jose.
